These dialogues should be used in routine situations where you are not asking for changes in the price or condition of the house. For price adjustments, work to get a face-to-face appointment and use the tactics here. Use the scripts below for just checking in with or updating the seller.
Dialogue #1
“Hi! I just wanted to give you an update on how it’s going with your house. I want you to know that getting your home sold is a high priority to me and we’re doing everything possible to get it sold. Here’s what we've accomplished this week: (mention showings, follow-up calls, open houses, ads, etc.) Based on what we've done so far, I’m hoping we’ll see some additional activity. I’ll check in with you again next week to let you know how things went.”
Dialogue #2
Agent: “Hello, [Bob], how are you doing?” Seller: “Good [John], how are you?” Agent: “I’m doing OK and I’ll be doing a lot better once we get your home sold. I really want to get your home sold, and I’ve been working nonstop to let as many buyers as possible know about your home. I want you to know I will continue to work hard. My goal is to have your home sold within the next 30 days! “Here’s what happened this week (Insert any information you can share it there isn’t any, just say “Nothing new to report”) Anyway, just wanted to give you an update. Talk to you next week
Follow up with a personal note
The act of writing and sending a personal note is more important than the content of that note. Here is something You can say: “I’m doing everything possible to sell your home. Selling your home is a high priority for me. I’ll be in touch.” be sure to call and follow up with a personal note EVERY WEEK while the house is listed . EVEN IF THERE IS NOTHING TO SAY, the act of calling and dropping a note lets them know you are doing something and that you care.
